Case Study: Electric Pass Lodge
Revolutionizing Sustainable Mountain Living
Introduction
Nestled at the base of Snowmass Mountain, Electric Pass Lodge redefines mountain living by seamlessly blending sustainability, luxury, and cutting-edge design. This 52-residence development prioritizes wellness and environmental responsibility, offering an all-electric, net-zero living experience with no ongoing carbon footprint. Designed to harmonize with its surroundings perfectly, the lodge harnesses 100% renewable electric energy through an on-site solar panel system and off-site renewables provided by Holy Cross Energy’s PuRE power program.
As the first in a series of sustainably focused developments in Snowmass Base Village, Electric Pass Lodge sets a new standard for resort residential construction. Its modern architecture integrates Passive House design principles, energy-efficient building systems, and innovative geothermal technology to create an exceptional living environment. Residents enjoy ski-in/ski-out access, an elegantly designed indoor-outdoor lounge, a slope-side ski locker room, and proximity to a new community pool and playground—ensuring that sustainability and luxury are not mutually exclusive.
Project Features
Electric Pass Lodge was designed with an uncompromising commitment to sustainability while delivering an exceptional luxury living experience. At the heart of its environmental strategy is using 100% renewable energy, sourced from an on-site solar panel system and supplemented by Holy Cross Energy’s PuRE power program. This all-electric approach eliminates reliance on fossil fuels, significantly reducing the building’s carbon footprint while ensuring long-term energy efficiency.
A key element of the lodge’s sustainable design is its integration of Passive House principles. The building’s orientation was carefully planned to maximize solar exposure, allowing for natural heat gain in the winter months while minimizing excess energy use. High-performance insulation and triple-pane windows create a highly efficient building envelope, reducing heat loss and ensuring consistent indoor temperatures year-round.
The project incorporates an innovative earth tube ventilation system to enhance energy efficiency further. These underground tubes pre-temper fresh air before it enters each residence, utilizing the earth’s stable temperature to reduce heating and cooling demands. The HRV (heat recovery ventilation) system continuously brings in fresh, pre-conditioned air while expelling stale air, ensuring a constant clean air supply with minimal energy consumption.
Even the fireplaces within Electric Pass Lodge reflect its sustainability goals. Instead of traditional gas fireplaces, the residences feature Opti-Myst water-vapor fireplaces, which replicate the ambiance of a real flame without emitting carbon or requiring fossil fuel consumption. This state-of-the-art technology aligns with the project’s vision of creating a completely electric, environmentally responsible living space.
Beyond its energy innovations, Electric Pass Lodge is designed for the ultimate in comfort and convenience. The property offers ski-in/ski-out access, an elegantly designed indoor-outdoor lounge, a slope-side ski locker room, and seamless integration with Snowmass Base Village’s expanding collection of amenities. Large operable windows in each residence provide ample natural light and fresh mountain air, creating a seamless connection between indoor and outdoor spaces.
With cutting-edge technology, eco-conscious design, and high-end amenities, Electric Pass Lodge is pioneering sustainable mountain living. Its success establishes a new benchmark for resort residential construction and sets a precedent for future developments seeking to balance environmental responsibility with uncompromising luxury.
Challenges Overcome
Building in the Rocky Mountains presents many logistical and environmental challenges, and Electric Pass Lodge was no exception. Haselden had to navigate extreme weather conditions, complex site conditions, and groundbreaking sustainable technologies while maintaining the project schedule and sustainability goals.
One unexpected challenge arose when construction revealed a hidden underground stream beneath the building site. Rather than pausing construction, Haselden collaborated with the design team to implement a dewatering system that preserved the site’s structural integrity while allowing the building to maintain its energy-efficient orientation.
Another major engineering feat involved installing earth tubes for the air circulation system, a key component in the building’s net-zero strategy. These underground tubes pre-temper fresh air before it enters the residences, significantly reducing energy demand. Haselden worked closely with 4240 Architecture to determine optimal pipe placements, ensuring structural stability while maximizing the energy benefits of the geothermal system. Each tube was meticulously tested to guarantee performance under all conditions, reinforcing Haselden’s commitment to quality and innovation.
Excellence in Project Management
With a project as complex as Electric Pass Lodge, precision execution was critical. Haselden fostered a culture of collaboration among subcontractors and partners, ensuring that sustainability goals were met without compromising quality or aesthetics.
Building in the Rocky Mountains presents many logistical and environmental challenges, and Electric Pass Lodge was no exception. Haselden had to navigate extreme weather conditions, complex site conditions, and groundbreaking sustainable technologies while maintaining the project schedule and sustainability goals.
Because every residence was pre-sold during construction, Haselden worked with individual owners to customize finishes such as cabinetry and fixtures. The team carefully coordinated these modifications early in the process to eliminate waste, avoid rework, and maintain the project timeline. In a rare industry achievement, Haselden reached a punch-level condition early enough for East West Partners and individual owners to conduct a single punch-list walkthrough, streamlining the final inspection process and ensuring a flawless turnover.
Safety and Environmental Stewardship
Safety and environmental responsibility were paramount throughout the construction process. Haselden developed a comprehensive site-specific safety plan, incorporating daily safety briefings and proactive COVID-19 monitoring. The team also implemented winter construction training to prevent weather-related incidents, resulting in zero reported injuries due to cold exposure.
Building within an active ski resort required additional precautions. With skiers, bikers, and hikers passing by the site daily, Haselden installed protective fencing and coordinated with the town to adjust pathways during ski season, preserving safe ski-in/ski-out access for neighboring properties. The team also established a debris-free shuttle path for resort guests, ensuring seamless access while construction progressed.
Conclusion
Electric Pass Lodge is more than just a building—it’s a bold statement on the future of sustainable resort living. By overcoming challenges with innovative solutions, Haselden successfully delivered a world-class, all-electric development that will serve as a model for future mountain projects.
As mountain communities face increasing environmental challenges, Electric Pass Lodge is a beacon of innovation, proving that sustainability and luxury coexist. This transformative project elevates the standard for mountain development and ensures that Snowmass Base Village will remain a vibrant, environmentally conscious community for generations to come.
