This new 3-story, 53,392 SF Medical Office Building (MOB) in Basalt will offer world class care to the Roaring Fork Valley community. When finished, MOB will feature large windows, letting in natural light and providing views of the mountains and surrounding scenery. The first floor will feature a welcoming lobby and waiting room, as well as space for a state-of-the-art 3T MRI machine. The ambulatory surgery center will be on the second floor and includes four (4) operating rooms – with capacity for two (2) additional future OR’s, a procedure room, biologics lab, nine (9) pre-op and post-op rooms, and 14 recovery rooms. The Steadman Hawkins Clinic and the Steadman Philippon Research Institute (SPRI) will share the third floor with rehabilitation services and physical therapy staff. This third floor will have space for the SPRI regenerative medicine laboratory, conference rooms, 16 exam rooms, a casting room, x-ray machine, and offices for both physicians and teams. Additionally, there is a 93-space, 47,308 SF parking garage adjacent to the MOB.
This project has been split into two separate phases that are running concurrently – the core and shell with Remedy Medical Properties Inc., and a Tenant Improvement (TI) with Vail Health, The Steadman Clinic, and Howard Head Physical Therapy.
Material procurement continues to be a challenge industry-wide. Haselden’s Basalt MOB project team avoided substantial material delays by proactively managing material procurement through both the preconstruction and construction phases. During preconstruction, our team reached out to subcontractors to request lead times and lead trends, which allowed our operations team to plan early and address challenged proactively. During construction, our team has implemented a procurement log that they review weekly to ensure close attention to expected long lead times.
