Haselden Real Estate is an opportunistic and nimble development company open to new ideas and asset classes. Our diverse portfolio of other development types continues to evolve in response to various growth and partnering opportunities.
Self Storage Projects
While numerous developers pursued suburban self-storage deals that would have to compete on absolute lowest price, Haselden partnered with Baron Properties and VanWest Partners on three infill self-storage projects in downtown Denver that would be in close proximity to significant numbers of multi-family units and would be insulated from new competition.
These three properties; Park Avenue, Steele Street, and Grant Street Self Storage, comprise 2,300 storage units in 232,000 square feet. Notably, the Haselden partnership was the first developer in Denver to incorporate significant numbers of “toplockers” with raised storage units above the floor level units. These raised units add meaningful rentable square footage to existing floor space and have become exceedingly popular to our patrons.
The Park Avenue and Grant Street properties include a combined 8,300 square feet of ground floor retail space. Planning for this added some complexity to both the architecture and operating strategy for those locations. The Grant Street location was unique in that it is a repurposed office building with 7 floors above grade and 2 underground levels. Our team was faced with environmental and structural challenges, in addition to the need to deal with the building’s façade, which largely consists of huge plate-glass windows.
